Frequently Asked Questions

A mice infestation does not necessarily mean your home is dirty, so you should never feel ashamed. Like all animals, mice want to be warm and safe with plenty to eat. Any home with an attic or basement or gaps in the walls provide a perfect environment for mice to build their nests. If your home is in disrepair and your landlord has not fixed the problem, this could increase your chances of mice being able to find their way in.

Through their urine, droppings, and bedding, mice can spread diseases such as Salmonella and Listeria. They also run across surfaces where you prepare food, leaving behind faeces and other germs from their paws, which can cause food poisoning. They are also compulsive gnawers, chewing through electrical wires and water pipes, increasing the risks of a house fire or flooding.

You can quickly spot if you have mice in your home without ever seeing a mouse. Telltale signs include:

  • Mice droppings – these little critters can leave up to 80 black droppings the size of a grain of rice per day. Favourite places include under the kitchen sink and around the boiler.
  • Smell – mice pee frequently, and it smells of ammonia.
  • Nests – you may find nests in your attic or under floorboards.
  • Grey smears – left on surfaces that come into frequent contact with the oils on a mouse’s fur.
  • Gnaw marks – on wood, furniture, pipes etc.

Aside from mice, the most common types of household infestations are:

  • Rats
  • Wasps
  • Bed bugs
  • Cockroaches
  • Ants

If you have a claim for dampness or mould, we may be able to take your case on a No Win No Fee basis. This means you will not pay legal fees if your claim is unsuccessful. You will need to pay any expenses relating to your claim, such as court fees and expert reports, however, we can organise insurance to cover you for these costs. If you win your case, we will take what is known as a ‘success fee’, and the amount will be agreed at the beginning of the claim.

We are regulated by the Solicitors Regulation Authority, and therefore, we have a duty to be completely open and transparent regarding our fees. Everything related to the cost of making a housing repair claim for pest infestations will be explained to you upfront. If any unexpected cost arises during the claim, we will discuss this with you.

Let us advise and represent you on your housing disrepair claim. You can trust that we will always be on your side, protecting your best interests, and working tirelessly to get your property repaired and any compensation owed to you paid quickly and with minimal stress.
